Which of these eight towns should I choose?

The answer comes from your five decisions in Part One, not a general recommendation. Davie offers the widest range of product types and the most land per dollar in western Broward. Weston offers the lowest municipal millage. Cooper City offers a small-town feel with limited inventory. Southwest Ranches offers rural acreage. Plantation and Pembroke Pines offer central and South Broward options. Hollywood offers Atlantic Ocean access with the highest millage in the guide. Fort Lauderdale is the urban option. Do all eight towns use the same school district?

Yes. Every town in this guide is served by Broward County Public Schools, the sixth largest district in the United States. Assignment is by address, countywide. There is no separate Weston or Cooper City school district. Verify every specific address at browardschools.com before making any offer where school assignment matters.

What does homeowners insurance actually cost, and why is it higher than up north?

For a typical inland Broward single family home in 2026, expect an HO3 policy in the $4,200 to $5,500 range. Florida’s hurricane exposure drives premiums higher than most of the country, though Davie’s inland position helps relative to coastal towns. Citizens implemented a 14.1 percent average rate reduction for Broward effective July 1, 2026. For most households earning above $100,000, the income tax savings from establishing Florida residency exceed the annual insurance increase from their home state.

Do I get the same tax bill as the current owner when I buy?
