Davie Mortgage Payment Went Up? Escrow Shortage Explained

Why Did My Davie Mortgage Payment Go Up?

Your Davie mortgage payment went up because your escrow account came up short. Your lender bundles your property taxes and homeowners insurance into the monthly payment, then adjusts it once a year. In Davie both bills are rising fast, and a new owner usually gets hit hardest the year after buying. You can pay the shortage at once or spread it across the next year.

If you just opened a letter from your mortgage servicer and your payment is suddenly higher, you are not alone, and nothing went wrong with your loan. This is one of the most common questions I hear from Davie homeowners, and it almost always traces back to the same account.

An escrow account is the part of your monthly payment that is not principal or interest. It is the money your lender collects to pay your property tax bill and your homeowners insurance for you. Once a year the lender runs the numbers, compares what it collected against what it actually paid out, and resets your payment. When taxes or insurance climb, the account falls behind, and your payment climbs to catch up.

What Your Escrow Account Actually Pays For

Two big bills live inside your escrow account. Your Broward County property tax bill and your homeowners insurance premium. In some parts of Davie a flood insurance premium sits in there too. Your lender spreads the annual cost of all of it across twelve monthly payments and keeps a small cushion so the account never runs dry.

Once a year your servicer sends an escrow analysis statement. It shows what came in, what went out, and whether you are short. Read that statement instead of just paying the new number. It is the map of why your payment moved. If you made a smaller down payment, private mortgage insurance may also sit in your payment until you build enough equity, which is one more reason to know your full monthly number early. I cover that piece in the Davie down payment guide.

The Year Two Tax Reset Nobody Warns Davie Buyers About

Here is the part that blindsides new Davie owners. When you buy a home, the county reassesses it at full market value on January 1 of the year after your purchase. The low tax bill the seller enjoyed does not come with the house.

Florida’s Save Our Homes cap limits how much a homesteaded owner’s assessed value can rise each year, which is how a long time owner in Long Lake Ranches (33330) can pay far less tax than the current market value would suggest. That protection resets when the home sells. You start over at market value, and the cap only begins protecting you the year after your own homestead exemption is granted. Year one you are exposed. You can confirm how the cap and the exemption apply to your parcel with the Broward County Property Appraiser. If you are moving from out of state, you cannot bring a prior Florida tax break with you, so plan for the full bill. I break the mechanics down in my guide to the Davie Save Our Homes cap for buyers and sellers.

That reset is why an escrow account that looked fine at closing can run short twelve months later. Your servicer set up escrow using the seller’s old, capped tax figure. The first full year at the new assessed value is higher, the account falls behind, and your payment jumps to cover both the shortage and the higher ongoing bill. What Moves Your Davie Escrow Payment

Four drivers push a Davie escrow payment up. None of them touch your interest rate.

Escrow driver Why it climbs in Davie Where to verify
Property tax reset The home is reassessed at market value the January after you buy, and the seller’s Save Our Homes cap does not transfer to you Broward County Property Appraiser
Homeowners insurance Florida premiums have climbed sharply, and a single renewal can move your escrow by a large amount Your insurance renewal notice
Flood insurance Homes in a FEMA flood zone carry a separate premium that also runs through escrow FEMA Flood Map Service Center
Millage and assessments Your Broward tax bill combines county, school, town, and non ad valorem line items that can change year to year Broward County Records, Taxes and Treasury

Why Davie Insurance Keeps Pushing Your Payment Up

The other half of a shortage is insurance. Florida has had one of the hardest homeowners insurance markets in the country, and premiums in Davie have climbed sharply, sometimes with a steep jump at a single renewal. When your premium jumps, your escrow has to collect more, so your monthly payment follows.

You have more control here than you think. A wind mitigation inspection documents features like your roof straps and impact protection, and it can meaningfully lower the windstorm portion of your premium. I walk through it in my post on the Davie wind mitigation discount. If your home sits in a flood zone, understand that cost before you buy, because it rides in escrow too. You can check any address at the FEMA Flood Map Service Center, and see when coverage is required in my guide to flood insurance requirements in Davie.

What To Do When You Get an Escrow Shortage Notice

You have real moves here. Work through them in order.

1. Read the escrow analysis statement first. It tells you whether the shortage came from taxes, insurance, or both. That is the difference between a one time reset and a problem that repeats.

2. Pick how you pay it. You can send the shortage as a single payment to reset your monthly amount, or let the lender spread it across the next twelve payments. Paying it at once keeps your monthly payment lower, but only if the underlying bill has stopped rising.

3. Confirm your homestead exemption is filed. If this is your primary home, file for homestead with the Broward County Property Appraiser before the deadline. It lowers your taxable value and starts your Save Our Homes protection for the following year.

4. Question the assessment if it looks wrong. If the county’s market value reads too high, you can file an appeal with the Value Adjustment Board through Broward County Records, Taxes and Treasury.

5. Shop the insurance and get a wind mitigation inspection before the next renewal, not after the shortage notice lands.

6. Budget for year two before you buy. This is the step I walk buyers through before they write an offer. We build the real second year payment using the market value, not the seller’s old tax bill, so the escrow adjustment is planned instead of a surprise. Davie is a serious single family market. The current single family median here is $893,000 (single-family median, trailing 178 days ending Sep 30, 2026, based on 196 listings, per BeachesMLS), and at those values the year two tax reset is not a rounding error. It is real money, and it is the kind of thing you plan for before you buy, not after the letter arrives.

Frequently Asked Questions

Why did my Davie mortgage payment go up when my interest rate is fixed?

A fixed rate only locks your principal and interest. The rest of your payment is escrow for property taxes and insurance, and those change every year. When your Broward tax bill or your insurance premium rises, your servicer raises the escrow portion to keep up, even though your rate never moved.

What is an escrow shortage?

An escrow shortage means your lender paid out more for your taxes and insurance than it collected, so the account fell below its required balance. Your annual escrow analysis statement shows the exact gap. You can pay it in one payment or spread it across the next twelve monthly payments.

Why do Davie property taxes jump the year after I buy?

Florida reassesses your home at full market value on January 1 after the purchase, and the seller’s Save Our Homes cap does not transfer to you. Your first full year is taxed on the new value, which is often much higher than the seller’s capped bill, so your escrow runs short. Confirm the details for your parcel with the Broward County Property Appraiser.

Should I pay my escrow shortage as a lump sum or monthly?

Paying the shortage in one payment resets your monthly amount to the lowest level, which helps if the underlying bill has stabilized. Spreading it over twelve months is easier on cash flow but keeps your payment higher for a year. If your taxes or insurance are still climbing, expect another adjustment either way.

Can I lower my Davie escrow payment?

Yes. File your homestead exemption to start Save Our Homes protection, appeal the assessment if the market value looks too high, and get a wind mitigation inspection to cut the windstorm part of your insurance. Each one lowers a bill that runs through escrow, which lowers the payment.
