Davie and Cooper City are only about 2.6 miles apart. Both sit in the heart of western Broward County with easy access to I-75, I-595, and the Florida Turnpike.
Cooper City feels more compact. It is a smaller city with tighter neighborhoods and a more contained layout.
Davie is MUCH larger. It stretches across a wide area of Broward County, which means more variety in neighborhoods, lot sizes, and home styles. That variety is one of Davie’s biggest strengths.
Both cities put you within 20 minutes of Fort Lauderdale, Sawgrass Mills, and Pembroke Pines.

Cooper City’s median home price is around $685,000 as of late 2025. The market there is primarily single family homes in planned subdivisions. Price per square foot sits around $369. Properties typically sell for about 97% of asking price.
Davie’s median home price is approximately $657,500. But here is the key difference. Davie offers a MUCH wider range of options. Condos, townhomes, single family homes, estates, equestrian properties, and acreage lots. You have way more price points to work with.

Lot Sizes and Property Types
This is where Davie REALLY separates itself.

Cooper City is known for having some of the top ranked public schools in Broward County. Embassy Creek Elementary, Pioneer Middle, and Cooper City High School are all highly rated. It is one of the city’s biggest selling points.
Davie holds its own with strong options like Flamingo Elementary, Indian Ridge Middle, and McFatter Technical High School, which is ranked 14th in all of Florida. Davie also benefits from charter schools like Somerset Academy and private institutions like American Heritage School on the Broward Campus.
According to Niche.com, both cities offer excellent educational options. The difference comes down to your specific neighborhood and which school zone your address falls in.
Lifestyle and Community Vibe
Cooper City has a classic suburban feel. Tree lined streets. Organized neighborhoods. Community events at the Bill Lipps Friendship Park. It is quiet, clean, and very family oriented.
Davie has a personality all its own. We call it “Cows and Colleges.” Where else can you find an equestrian trail next to a university campus? Davie has a western heritage that makes it unlike any other South Florida suburb. You will find horse ranches next to modern developments, and that mix is what makes it special.
Davie also has more dining and entertainment variety thanks to its larger size. The Seminole Hard Rock Hotel and Casino is technically in Davie. So are Nova Southeastern University, Broward College, and multiple parks and preserves.

Property Taxes and Cost of Living
Property taxes in both cities fall within typical Broward County ranges. However, Cooper City tends to have slightly higher property tax rates, which aligns with its higher median home prices.
Davie’s broader housing inventory means your overall cost of living can be more flexible. You can find entry level options AND luxury estates. That range gives you more control over your monthly expenses.
According to BestPlaces.net, the overall cost of living in Cooper City is higher than Davie, particularly in housing costs.
