I pulled six years of closed single family sales for Davie from the MLS, 2021 through the first half of 2026, and the pattern is hard to argue with. Three moves define the six years. Prices ran hard from 2021 to 2024, the sales count fell to its low in 2024, and 2025 was the first year the number of homes changing hands went back up.
On price, my MLS pull shows the Davie single family median rose 31.1 percent since 2021, from $610,000 to $800,000. Median price per square foot climbed even more, up 41.0 percent over the same window per that same MLS pull. The average single family sale price went from $747,402 in 2021 to $1,062,713 in the first half of 2026, a 42.2 percent increase per my MLS data, which tells you the top of the market carried a lot of the gain.
On volume, my MLS pull shows closed single family sales fell every year from 2021 through 2024. The 2024 count of 533 single family sales was down 36 percent from the 834 homes that sold in 2021, per that same pull. That is the lock in effect showing up locally. Owners sitting on a mortgage far below today’s rates did not want to sell and rebuy higher, so fewer homes hit the market.
Then 2025 turned. My MLS pull shows closed single family sales rose to 570, up 6.9 percent over 2024, the first annual sales increase in Davie since 2021. Days on market also improved into 2026 per that same pull, moving from 38 days in 2025 down to 29 days in the first half of 2026, which means single family homes that are priced right are going under contract faster again.

Why Zillow shows Davie low and the MLS shows $800,000
If you have typed your address into a portal, you have seen a number far below the $800,000 single family median from my MLS pull. Zillow currently shows a Davie typical home value in the low $500,000s. You can check the current figure yourself on Zillow. That gap is not an error, and it does not mean my number is inflated. Weston carries more selection right now. As of late July 2026, my Matrix pull showed Davie with 172 active single family listings against 229 in Weston. Measured against the recent pace of closings, that put Davie at roughly 3.5 months of single family supply and Weston at roughly 4.8 months by that same pull. The Broward County single family benchmark was 4.3 months in June 2026, per MIAMI Realtors. Both cities sit under the six month line that usually separates a seller leaning market from a buyer leaning one, and Davie was tighter than the county average. The Davie market is not the 2021 market, and it is not the 2024 freeze either. Prices held their gains, volume is recovering, and well priced single family homes are moving faster than they did a year ago. That middle ground changes how you play it.

Homes still sell, and they sell for strong numbers, but only when the price matches the current comps on your street rather than the peak of 2024. Overpricing in this market means sitting, then cutting, then closing below where an accurate first price would have landed you.
If you are buying, the recovery in sales is real but modest, and you have more room than a buyer had three years ago. Inventory is healthier, homes take about a month to go under contract, and sellers are negotiating again. The national backdrop helps explain why. Research from the Federal Housing Finance Agency found that for every percentage point current mortgage rates sit above a homeowner’s original rate, the odds that owner sells drop by about 18.1 percent, which locked an estimated 1.3 million homes off the national market and pushed prices up 5.7 percent.
