New Construction Homes in Davie, FL: Communities and Prices
What new construction homes can you buy in Davie, FL right now?
New construction homes in Davie typically run from around the high $800,000s to well over $2 million, and the gap is lifestyle, not square footage. Near downtown Davie, builders list single family homes starting around the high $800,000s. Drive west toward Weston and gated, one story estates on larger lots start closer to around the mid $1 million range and climb past $2 million. Confirm current pricing with each builder.
Here is the part that confuses almost every buyer I talk to. One builder had a roughly 2,500 square foot brand new single family home listed for around $947,000. Drive about five minutes in a different direction and another builder starts a home of almost the exact same size at around $1.34 million. That is close to around a $400,000 difference for the same size house, so confirm both numbers with the builders before you draw any conclusions.
The extra money is not buying more bedrooms. It is buying a different way of living. One is a two story home near downtown Davie. The other is a one story single family home behind a gate, built around a lake, with taller ceilings the moment you walk in. I toured and walked these communities myself, so this is what I actually saw. Here is every community where builders are selling new single family homes in Davie, and what each price really buys.
Every Davie new construction community and what each price buys
Before the list, one honest warning. Several of these communities advertise a headline price that is not the single family number. The Vineyards shows a headline of around the low $700,000s, and that is roughly the townhome range, not the single family homes I cover here. I only write about single family homes, so every figure below is the single family starting point, and every one of them moves with each builder release. Treat them as a starting point and confirm the current number with the builder. For live Davie wide context, the current single family median in Davie is $893,000 (single-family median, trailing 184 days ending Oct 28, 2026, based on 200 listings, per BeachesMLS).
| Community | Builder | Single family starting price (verify) | What it is |
|—|—|—|—|
| The Vineyards | DR Horton | from around the high $800,000s | Two story homes near downtown Davie |
| Marigold | PulteGroup | from around $1.335 million | One story homes around a lake |
| The Oaks | Rhino Homes | around $1.55 million | 12 home gated enclave on Griffin Road |
| The Estates by Turnberry | Turnberry and CC Homes | from around $1.7 million | Guard gated estates out west by Weston |
| Hansen Preserve (Cooper City) | Toll Brothers | from around $1.5 million | 38 homes, technically Cooper City |
| Flamingo Ranch Estates | Lao Homes | around $3.5 million | Nearly full acre lots, no HOA |
| Zona West | custom | around $5.5 million | 12 custom modern homes, gated |
The Vineyards by DR Horton, near downtown Davie
The Vineyards sits near downtown Davie, close to the 33314 corridor, so confirm the exact parcel ZIP at the Broward County Property Appraiser. The single family base plan is the Merit, a one story home of roughly 1,730 square feet that starts around the high $800,000s. The move in ready single family homes I saw were listed in around the $900,000s, with one just over $1 million, so confirm current availability with the builder.
The plan I liked best was a roughly 2,500 square foot home listed around $947,000, which pencils out to about $347 a square foot. It had a guest bedroom and full bathroom on the first floor, which is the flexibility a lot of buyers ask me for, whether that is a home office, a gym, or a place for parents to stay without stairs. You are down the street from the Old Davie School, which opened in 1918 and is the oldest school building in Broward County, and across from the Bergeron Rodeo Grounds. Nova Southeastern University is a short drive, the Turnpike is roughly five minutes, and Fort Lauderdale International is about 13 to 15 minutes. The Vineyards is nearly built out. The builder reported roughly 24 of the 35 single family homes already under contract when I checked, so verify what is left with the builder.
Marigold by PulteGroup, one story living around a lake
Marigold is the community behind that roughly $389,000 question from the start. It is roughly 30 acres with about 60 home sites built around a lake, with a clean, modern farmhouse feel. The one story Stellar plan starts around $1.335 million, while one Vineyards listing of almost identical size was listed around $947,000. When you walk the Stellar you understand where the difference goes. Everything is on one floor, the ceilings are 10 feet 8 inches standard, the interior doors are 8 feet, and there is a zero corner sliding glass door that opens the patio into the living room.
County records showed roughly 19 closings at Marigold with a median around $1.58 million, which is base price plus lot plus the upgrades buyers actually chose, so confirm current numbers with the builder. The homes available when I toured ran from around $1.383 million up to about $3 million for a two story waterfront home. There was also a rate buydown concession at the time I recorded this, but rate offers change constantly, so confirm current terms with the builder rather than trusting any number you read later. You are about five minutes from downtown Davie and close to Tower Shops, Costco, and Whole Foods.
The Oaks, The Estates by Turnberry, and the top of the market out west
Out in the western corridor near Weston, the ZIP is generally 33330 or 33326, so confirm the parcel ZIP at the Broward County Property Appraiser for any specific address.
The Oaks by Rhino Homes is a boutique project of just 12 gated homes on Griffin Road with no clubhouse. One home there was listed around $1.55 million at roughly 3,628 square feet total, and total counts the garage and covered patios. Always compare living area to living area so the price per square foot means something.
The Estates by Turnberry is the one I would probably pick to live in. It is a partnership between Turnberry and CC Homes, the builder behind Bristol Reserve and Arbor Reserve here in Davie. You are looking at roughly 151 guard gated estates on a site of about 151 acres, with more than 60 acres, close to 40 percent of the community, set aside as green space with an equestrian and multi use trail. Ask the builder, or check with the Town of Davie, how that green space is protected over the long term. Six floor plans run from the Jubilee, starting around $1.7 million at roughly 3,600 square feet, up to the Kinship around $2.2 million at roughly 6,000 square feet. You get a clubhouse, resort pool, gym, and pickleball, and you are about eight minutes from Weston Town Center. Sales opened in October 2025, and the builder reported roughly 45 homes sold in the first 30 days, so confirm current availability directly.
At the very top, Flamingo Ranch Estates by Lao Homes sits on nearly full acre lots with no HOA and backs to the Peaceful Ridge Trail. It is almost sold out, with one new home, the Laurel House, a five bedroom with a pool listed around $3.5 million. If you want land and no HOA, that is the one I would walk first, and you can read my full Flamingo Ranch Estates guide for the lay of the land. Zona West is a gated enclave of 12 custom modern homes on big lots, where the builder holds the last two lots listed around $5.5 million. And on Griffin Road near Southwest 106th Avenue, Hansen Preserve by Toll Brothers offers 38 homes from around $1.5 million, though that one is technically Cooper City, not Davie. For a sense of how these estate prices compare right across the county line, my Davie versus Weston new construction pricing breakdown is a useful companion, and the broader Davie real estate market guide tracks where single family prices are heading.
What to check before you sign with a Davie builder
New construction is not the same transaction as a resale, and the contract is written for the builder. Here is the order I walk clients through before anyone signs.
1. Bring your own representation before you go to the builder. The agent in the model works for the builder, not for you. Most builders want your agent registered at your first visit, and waiting until after you have toured can cost you the right to representation. The builder typically accounts for a cooperating agent, so your own advocate usually does not raise your price.
2. Treat the base price as a starting point. The number on the sign is before your lot, your elevation, and your design center selections. That is how a home advertised at one price closes much higher. Build your real budget around the finished number, not the base.
3. Ask the sales team what the CDD is expected to be. In many master planned communities a Community Development District shows up on your property tax bill through Broward County as a non ad valorem assessment, separate from HOA dues. It is mandatory and recurring, so you want the expected amount before you close, not after. My guide to Davie non ad valorem assessments on your tax bill walks through exactly where it lands.
4. Have your agent, and ideally an attorney, review the contract. Builder contracts tend to favor the builder. Know the timeline, the deposit schedule, and the specific ways you can get out of the contract if you need to.
5. Get your own inspection twice. Once before the drywall goes up, and again just before closing. You have a right to a pre closing walkthrough, and an independent inspection protects you and gives the builder a punch list to cure. My breakdown of new construction warranty and inspection rights in Davie covers what you can hold the builder to after you move in.
If your budget runs toward the top of this list, you may also want to see what resale luxury looks like at the same price. I compared that directly in what $2.5 million buys in Davie new construction, and many of these communities also sit inside or beside the gated communities of Davie worth the dues.
Frequently Asked Questions
How much do new construction homes cost in Davie, FL?
New construction single family homes in Davie generally start around the high $800,000s for the smaller plans near downtown and run past $2 million for one story estates out west near Weston. Acreage and no HOA homes reach around $3.5 million and up. Every builder base price is a starting point before lot and design center selections, so confirm the current number with the builder.
Why do two similar size new Davie homes cost about $400,000 apart?
The difference is usually lifestyle, not size. One two story listing near downtown Davie was around $947,000, while a one story home of almost the same square footage behind a gate and around a lake can start around $1.335 million. You are paying for single floor living, taller ceilings, larger lots, gates, and amenities, not for extra bedrooms.
What is a CDD fee on a new construction home in Davie?
A CDD is a Community Development District that finances community infrastructure and is repaid through your annual property tax bill as a non ad valorem assessment, separate from your HOA dues. It is mandatory for homes inside the district and can run for years. Ask the builder what the CDD is expected to be on your specific lot and verify it with Broward County before you close.
Do I need my own agent to buy new construction in Davie?
You are not required to have one, but the agent sitting in the builder model represents the builder, not you. Most builders ask that your agent be registered at your first visit, and the builder typically accounts for that cooperation, so your own representation usually does not raise your price. An independent agent reads the contract, the timeline, and the deposit terms with your interests in mind.
Which Davie new construction communities have no HOA?
Flamingo Ranch Estates by Lao Homes is the standout for buyers who want land and no HOA, sitting on nearly full acre lots and backing to the Peaceful Ridge Trail. It is near the top of the Davie new construction market, with a remaining home listed around $3.5 million, so confirm current availability with the builder.
