Moving to Weston, FL: 5 Pros and 5 Cons
Is moving to Weston, FL worth it?
Moving to Weston, FL gives you a planned city with consistent neighborhoods, a small set of public school zones graded each year by the state, one of the lower city tax rates in Broward County, deep parks, and strong water and drainage engineering. The tradeoffs are real too. Most communities sit inside an HOA, single family prices run high, the drive to Miami is long, and much of the housing stock dates to the 1990s and early 2000s and needs a close inspection.
I am Anthony Spitaleri, a Broker Associate, REALTOR® with Coldwell Banker Realty and a Davie native who works the Weston market next door every week. I host open houses in Weston, tour its neighborhoods, and pull its single family data, and I get this exact question from buyers deciding between Weston and the rest of West Broward. So here are the five pros and the five cons I actually walk people through, in my own words, not a brochure.
Five reasons people move to Weston
Weston was planned from the start by the Arvida development company and became its own city in 1996. You feel that planning the moment you drive in off I75 or the Sawgrass Expressway. Landscaped main roads, lakes almost everywhere you look, and each community with its own entrance. That design is the thread running through every pro below.
1. A city that runs lean and holds its rating. Weston contracts out police, fire, and most services and runs with a small core staff for a city of its size. That lean model has helped it hold a top municipal bond rating for years, which is a quiet signal that the place is managed well. For a buyer, stability like that tends to protect the thing you care about most, your home value.
2. A small set of school zones graded by the state. Florida grades every public school each year through the Florida Department of Education, and you can look up the current grade for each Weston public school on the FLDOE school grades page. What matters for your purchase is which zone the specific address falls into, because Weston has only a limited number of public school zones and the lines do not always follow community borders. Some east side pockets near Bonaventure feed Western High, which actually sits in Davie across I75. Assignments can change, so verify the exact address with Broward County Public Schools before you write an offer.
3. One of the lower city tax rates in Broward. Weston has carried one of the lower municipal tax rates in Broward County and held it for years, and the city has been weighing an increase, so the rate is worth checking rather than assuming. Remember that the city rate is one line. Your full bill also adds county, school, and special district millage, so compare the whole Broward County Property Appraiser bill, not the headline rate. I break the full picture down in my Davie vs Weston property taxes and carrying costs guide.
4. Parks and green space that got real reinvestment. Weston runs an unusually deep park system for its size, and the city recently approved new pickleball courts and a new recreation center for construction. If green space, trails, golf, and courts are part of how you want to live, this is one of the strongest pros on the list.
5. Water you can trust and streets built to drain. Weston buys its water from the city of Sunrise, drawn from the Biscayne aquifer, and the most recent water quality report showed no violations. The street design matters just as much. When a 2020 tropical storm dropped well over a foot of rain in a day, the city reported that no homes took on water, because Weston was engineered to push stormwater into its lakes and canals. Flood zones still vary by parcel, so pull the current map and a real insurance quote on the specific address at the FEMA Flood Map Service Center, and read how zones work in my Davie flood zones guide.
Five tradeoffs to weigh before you move to Weston
The pros are real. So are these. None of them is a reason to rule Weston out, but each one costs money or patience, and you should price it in before you fall for an address.
1. You pay a premium for the planning. Weston single family prices sit at the higher end of West Broward. The median price, price per square foot, days on market, and share of asking price all move every month, so ask me for a current MLS pull on the neighborhood you want before you set a budget, and check recorded sale history on any parcel with the Broward County Property Appraiser. For a side by side on what your money buys, see what one million dollars buys in Davie vs Weston vs Plantation.
2. The tax bill is more than the rate. Beyond the city rate, a Weston bill carries a fire assessment, solid waste, and in most of the city the Indian Trace development district, which covers water and sewer lines, drainage, and the main roads. Some of those lines rose this year and part of the district debt is being paid off, so the total shifts by section. Historically a Weston bill has run a bit lower than a comparable Davie bill, but Davie cut its city rate this year while Weston weighed raising its own, so the gap narrowed. Run both on your specific parcel with the Broward County Property Appraiser.
3. It is a drive. Weston sits on the western edge of Broward, with the Everglades at its back. Outside rush hour you are looking at about 25 minutes to Fort Lauderdale and the airport and closer to 40 to downtown Miami, and the Florida Department of Transportation is widening I75 at Royal Palm Boulevard into roughly 2028, so plan around construction. Traffic inside Weston is generally easy, but if you want nightlife, a deep restaurant scene, and variety, you will be driving to Fort Lauderdale or Miami for it.
4. Most of the housing stock is aging. Arvida’s first Weston homes went up in the mid 1980s, much of the city was built in the 1990s and early 2000s, and Bonaventure on the east side dates to the 1970s, so a lot of Weston is decades old now. In South Florida that age shows up in the roof, the air conditioning, and the windows, and it shows up again in your insurance quote. Get the age and life expectancy of the roof and the major systems before you fall in love, and keep your inspection rights in the contract.
5. Most of Weston means an HOA. An HOA keeps the streets consistent and the community looking the way it does, which is exactly why many buyers choose Weston. It also comes with rules about paint colors, fences, landscaping, and parking, plus monthly dues that vary by community. There is one more wrinkle. Under Florida’s Marketable Record Title Act, recorded covenants can lapse 30 years after a parcel’s root of title unless the association preserves them under Florida Statutes 720.3032, so ask whether the covenants have been preserved.
Four things to check before you make an offer in Weston
If I were buying in Weston, I would do these four things before I wrote a single offer. They are the difference between a clean close and an expensive surprise.
1. Check the school zone for the exact address. Confirm the assignment with Broward County Public Schools, because zones do not always follow community lines and can change.
2. Check the flood zone and get a real quote. Pull the current FEMA map on the specific parcel and get an actual insurance quote, not an estimate.
3. Check the roof and the major systems. Get the age and remaining life of the roof, air conditioning, and water heater, because age drives both repairs and your premium.
4. Confirm the HOA covenants are preserved. Ask the association in writing whether its covenants have been preserved under the Marketable Record Title Act, usually after you are under contract and can submit the application.
