Mortgage Recast in Davie, FL: How It Works
What is a mortgage recast, and how does it work in Davie, FL?
A mortgage recast lets you make a large one time payment toward your principal, then your servicer recalculates your monthly payment on the lower balance. Your interest rate and payoff date stay the same, so you keep a low rate while your payment drops. In Davie, move up owners often recast after their old home sells, and recasting works on conventional loans, not FHA, VA, or USDA loans.
If you locked a low rate on your Davie home and now have a chunk of cash, you have an option most owners never hear about. You can lower your monthly payment without giving up that rate. The tool is called a mortgage recast, and it is one of the most useful and least understood moves in a Florida closing.
Here is what I walk owners through when they ask me whether to recast, refinance, or just keep paying extra.
How a mortgage recast actually works
A recast is a recalculation, not a new loan. You send your servicer a large payment toward principal, and the servicer reamortizes the loan: it spreads your new, lower balance across the same remaining term at the same interest rate. The result is a smaller principal and interest payment every month for the rest of the loan.
Fannie Mae, which buys most conventional loans, describes this directly. After a substantial principal payment, the servicer recalculates the payment on the reduced balance while the rate and maturity date stay the same, per the Fannie Mae Servicing Guide. Because amortization puts most of your early interest at the front of the loan, lowering the balance partway through cuts the payment more than most people expect, as the Consumer Financial Protection Bureau explains.
Expect a modest one time processing fee, often a few hundred dollars, and most servicers set a minimum principal payment, commonly in the several thousand dollar range. Confirm both before you plan around a recast, because the numbers vary by lender. Your servicer can quote its fee and its minimum in one phone call.
Recast vs refinance: which one keeps your low rate?
Refinancing replaces your loan with a new one. If today’s rates are higher than the rate you hold, a refinance can raise your rate and reset your clock, and it brings a full set of closing costs, often a few percent of the loan balance. A recast keeps the loan you already have. Same rate, same payoff date, far smaller cost.
So the choice is clear in most Davie cases. If your current rate is lower than what the market offers now, a recast protects it while a refinance would throw it away. The place a refinance still wins is when you want to change the rate itself, shorten the term, or pull cash out. A recast does none of those things. It only lowers the payment on the balance you already owe.
If you are weighing whether to lock a new rate at all, I cover that decision in my guide on when to lock a mortgage rate in Davie. And if keeping an existing low rate is the whole goal, an assumable mortgage is the other tool worth understanding.
When a recast makes sense for Davie move up buyers
The most common recast I see fits the Davie owner who buys the next house before selling the current one. You close on the new Davie home with a larger loan than you want, carry two payments for a short stretch, then sell the old house. When those proceeds land, you drop them on the new loan and recast. Your payment resets to what it should have been all along, and you never touched your rate.
This is the quiet companion to a bridge loan. A bridge loan helps you buy before you sell, and a recast cleans up the balance afterward. If you are mapping out the sale side, my Davie seller net sheet shows what you actually walk away with, which is the cash that funds the recast.
It also fits owners who come into a lump sum: a bonus, an inheritance, or proceeds from another asset. In Davie’s move up market, where the single family median sits at $893,000 (single-family median, trailing 182 days ending Oct 12, 2026, based on 199 listings, per BeachesMLS), the loans are large enough that a recast can move the monthly payment by a real amount. Long Lake Ranches (33330) buyers stretching into acreage estates are a classic case.
What a recast does not change
A recast does not touch your Florida property taxes or your homestead. Your assessed value and Save Our Homes cap follow the property and your homestead status, not your loan balance, so recasting has no effect on your tax bill. You can confirm how assessment works with the Broward County Property Appraiser. The tax decision that matters is whether you sell at all, because selling can reset your assessed value on the next home.
A recast also will not fix an escrow shortage. If your payment jumped because taxes or insurance rose, that is an escrow issue, not a principal issue, and a recast will not solve it. I break that down in why your Davie mortgage payment went up.
And a recast is not available on every loan. Conventional loans backed by Fannie Mae or Freddie Mac can be recast. FHA, VA, and USDA loans cannot, and your loan also has to be current. If you are not sure what you hold, your servicer can tell you in minutes.
How to recast your Davie mortgage
1. Confirm your loan is conventional and current. Ask your servicer whether it allows recasting and what it charges.
2. Make the principal payment. Send the lump sum toward principal and tell the servicer in writing that you want a recast, not just an extra payment.
3. Pay the processing fee and sign the agreement. Conventional recasts use a standard re amortization agreement with your servicer.
4. Get the new payment in writing. Your servicer recalculates the principal and interest payment on the lower balance and sends you the new schedule.
5. Confirm your escrow separately. Taxes and insurance run through your escrow account, so verify that piece on its own.
Frequently Asked Questions
Does a mortgage recast lower my interest rate?
No. A recast keeps your existing interest rate and payoff date and only lowers your monthly payment by recalculating it on a smaller balance. If you want a lower rate, that is a refinance, which is a different move with its own closing costs.
How much does it cost to recast a mortgage in Davie?
Most servicers charge a modest one time processing fee, often a few hundred dollars, far less than refinance closing costs. There is usually a minimum principal payment too. Ask your own servicer for its exact fee and minimum, since both vary by lender.
Is it better to recast or just pay extra on my Davie mortgage?
Paying extra shortens your loan but keeps your required monthly payment the same. A recast actually lowers the required payment. If your goal is a smaller monthly bill while keeping your rate, recast. If your goal is to be debt free sooner, extra payments without a recast do that.
Can I recast an FHA or VA loan in Davie?
No. Recasting is available on conventional loans backed by Fannie Mae or Freddie Mac, not on FHA, VA, or USDA loans. If you hold a government loan and want a lower payment, your main option is refinancing, so compare the new rate carefully before you give up your current one.
