Davie Home Values: Zillow vs the MLS in 2026

Aerial view of Davie Florida single family homes with palm and oak canopy showing the neighborhoods behind the Davie home value and Zillow versus MLS question 2026

Why does Zillow show a lower Davie home value than the MLS?

Zillow and the other portals show a Davie home value in the low $500,000s because their automated models blend condos, townhomes, and single family homes into one number. The homes that actually set the market tell a different story. My MLS pull shows the median single family home in Davie sold for $800,000 in the first half of 2026. Both numbers are right. They measure two different universes.

You typed your address into Zillow, saw a number in the low $500,000s, and it did not feel right for your street. It probably is not. The portal estimate and the closed single family price in Davie have drifted far apart, and if you are thinking about selling, that gap is the difference between pricing your home correctly and leaving real money on the table.

Here is what almost nobody explains. The two numbers are not fighting each other. They answer two different questions. Once you see which question each one is answering, your own Davie home value gets a lot clearer.

What the MLS actually says about Davie single family prices

The number that sets your market is the closed single family sale, not the estimate. Buyers, appraisers, and lenders all work from what comparable homes actually sold for. That data lives in the MLS, not on a portal homepage.

I pulled six years of closed single family sales for Davie straight from the MLS, and the trend is hard to argue with. That MLS pull shows the median single family home in Davie sold for $800,000 in the first half of 2026, up from $610,000 in 2021. That is a rise of 31.1 percent in five years, per my MLS data, single family only. Median price per square foot climbed even faster over the same window, up 41.0 percent per that same MLS pull.

Davie single family closed sales 2021 to first half 2026, per my MIAMI MLS pull
Year Closed single family sales Median sale price Median price per sqft Median days on market
2021 834 $610,000 $276.85 14
2022 629 $695,000 $341.91 13
2023 607 $745,000 $352.14 26
2024 533 $825,000 $375.09 30
2025 570 $780,000 $376.65 38
2026 H1 291 $800,000 $390.22 29

Read that table the way an appraiser would. The number of closed single family sales fell hard through 2024, then turned. My MLS pull shows 2025 was the first year sales rose again since 2021, up 6.9 percent, single family only. Homes are also moving faster again. Median days on market for single family homes tightened to 29 in the first half of 2026, per that MLS data, down from 38 the year before.

For the current Davie wide numbers that move every week, I keep the live Davie market data page updated straight from the weekly hotsheet, and the full trend read lives in the Davie real estate market breakdown. Those are the figures that describe today. The table above is the dated history that explains how you got here.

Why the Zillow number comes in so much lower

The portal estimate is not lying to you. It is answering a different question, and it is answering it with a blunter instrument.

Two things pull the portal number down for a single family owner in Davie. First, portals blend property types. Zillow’s typical home value figure folds condos and townhomes in with single family houses, and Davie has a large stock of attached homes that trade well below a single family estate. Blend a lower priced townhome in with a single family house and the average lands in the middle. That blend is a real part of why the portal shows Davie around the low $500,000s. Check the current figure yourself on Zillow and you will usually see it move well below the single family closed median.

Second, the estimate is an automated model, not a walk through your home. It cannot see your renovated kitchen, your impact windows, your acreage, or the fact that your street trades at a premium. The model runs on public records and past sales, so it lags the market and misses everything that makes your specific home worth more or less than the block average.

This is also why your assessed value and your market value are not the same thing. What the county carries for tax purposes follows its own rules and caps, and you can look up the just value and assessment history on your own parcel through the Broward County Property Appraiser. That figure answers a tax question. It is not what a buyer will pay.

What this means if you are thinking about selling in Davie

The portal number is a starting point, not a listing price. If you price a single family home in Davie off a blended portal estimate, you can underprice it by a six figure margin and never know what you left behind.

There is a second force worth understanding, because it is shaping inventory across Broward right now. Homeowners who locked in a low mortgage rate are reluctant to sell and take on a higher one. Federal Housing Finance Agency researchers found that for every percentage point the current market rate sits above your original rate, your probability of selling drops by 18.1 percent, according to their FHFA working paper on the lock in effect. That lock in is part of why single family supply stayed tight and prices held.

Fewer competing listings can work in your favor as a seller, but only if your price is built on the right data. Your actual number is not the portal estimate, and it is not last year’s neighbor’s sale. It is a current read of what comparable single family homes on and around your street are closing for today, adjusted for your home’s real condition and features. That is a comparative market analysis, and it is the same work an appraiser will redo before your buyer’s loan clears. You can see how the sale price then flows to your pocket in the Davie seller net sheet.

For broader context on the town itself, the US Census QuickFacts for Davie covers housing and population basics, and the Broward wide single family trend from the MIAMI Realtors statistics release rounds out the county picture. None of those replace a real comparative analysis on your specific home.

I track median sale prices, days on market, and sale to list price ratios at the community level, not just the ZIP code level. A single family estate in the western Davie acreage around 33330 does not price like a home on the eastern side of town, and the portal model cannot see that difference. That community level read is exactly where the portal model gives up.

Frequently Asked Questions

Is Zillow accurate for Davie home values?

For a single family home in Davie, the Zillow estimate usually runs low. The portal blends condos and townhomes into its typical value, which pulls the figure toward the low $500,000s, while the single family MLS median was $800,000 in the first half of 2026 based on my MLS pull. Use the portal as a rough starting point, then confirm with closed comparable sales.

What is the median home price in Davie right now?

My MLS pull of closed single family sales shows the median single family home in Davie sold for $800,000 in the first half of 2026, with a median of about $390 per square foot. That is single family only. For the current week’s figure, check the live Davie market data page, which updates from the MLS hotsheet.

Why is my Zestimate different from my assessed value and my market value?

All three answer different questions. The Zestimate is an automated model blending property types. The assessed value follows county tax rules and caps and can be looked up at the Broward County Property Appraiser. Your market value is what a real buyer will pay, which only a current comparable sales analysis on your specific home can tell you.

How do I find out what my Davie home is actually worth?

Pull current comparable single family sales on and near your street, then adjust for your home’s condition, upgrades, lot, and location. That comparative market analysis is the same process an appraiser follows for the buyer’s lender. A portal estimate cannot see your home, so it cannot do this. That is the conversation to have before you set a price.
