Moving to Davie FL Gated Communities: 3 Surprises for Buyers

What surprises buyers most about Davie’s gated communities?

Buyers moving to Davie gated communities are usually surprised by three things. In Davie’s western estate communities like Long Lake Ranches (33330), lots run larger and more private than the tight subdivisions buyers expect. Newer gated communities closer in can still have lots under a quarter acre. Two homes at the same price can be very different once you check lot, age, condition, and flood zone. And the pace is quieter and more residential than South Florida’s reputation suggests.

I made this video for the buyers I talk with who are moving to Davie and looking at a gated community for the first time, often coming from Weston, Fort Lauderdale, or out of state. Most of them think they already know what they are walking into. Then they get here and a few things catch them off guard. Some of those surprises are the reason they fall in love with the town. Others are the reason they are glad they slowed down before writing an offer. Here are the three that come up the most.

Surprise one: the lots out west run bigger than buyers expect

The first thing people notice in Davie gated communities is how the community feels. A lot of buyers expect the tight, repeating subdivisions they have seen in other parts of Florida, or the smaller lots in many of Weston’s planned subdivisions. Davie often reads differently. Out on the west side, communities like Long Lake Ranches (33330) sit on lots from about half an acre to an acre, with mature trees and real space between the homes. Not every gated community here is built that way. Newer gated communities closer in can still have lots under a quarter acre.

What that space buys you is privacy, room to spread out, and in many cases room for a pool or a bigger yard. Some buyers love it right away. Others are surprised because they came in picturing a uniform, polished look and found something with more breathing room instead. Neither reaction is wrong. The point is that how a community feels day to day matters as much as the house, because you live in the whole place, not just the four walls.

If large lots and acreage are the reason you are looking at Davie, it helps to understand how the town is actually built. I break the full picture down in the guide to Davie’s gated communities and in the Davie neighborhoods guide, which shows how the town’s 300 plus communities fit together. Before you fall for one lot, check the lot size and parcel map for that address with the Broward County Property Appraiser and order a boundary survey to confirm the lines, because lot size and shape vary house to house inside the same community.

Surprise two: two homes at the same price are rarely the same home

This is the one that trips up almost every buyer coming from out of state. It is easy to assume that if a home is priced a certain way, it should be at the top of the market. In Davie that assumption breaks down fast. Two homes carrying the same price can be very different once you look under the surface.

The factors that move the real value are not hard to list once someone points them out:

  • Lot size and whether it backs to a lake, a preserve, or another home
  • Age of the home and the condition of the roof, the systems, and the kitchen
  • Flood zone, which decides whether your lender requires flood insurance and can change when FEMA remaps
  • Whether it has a pool, impact windows, or a newer roof
  • The assigned school zone for that specific address

Here is the part sellers do not always want to hear. Some of them price on emotion rather than on what comparable homes actually sold for. When that happens, the home sits. That is why I tell people to look at days on market, the sale to list price ratio, and the comparable sales on that street before they ever talk about an offer number.

I will not hand you a specific offer figure in a blog post, because I have not seen the home and the right number depends on live comps for that exact address. What I can tell you is how the number gets built. For the current snapshot, the median single family sale price in Davie is davie_stat segment=”sfh” field=”median_sales_price” label=”1″], and you can see how pricing works across the top of the market in the [Long Lake Ranches buyer guide and in the look at where athletes and executives buy gated luxury in Davie. The listings are easy to find yourself. What you cannot pull up online is whether the price holds and what the inspection is likely to surface.

Surprise three: the pace of life is quieter than South Florida’s reputation

When people picture South Florida they picture restaurants, nightlife, and constant motion. Davie is a different speed. It is quieter and more residential, and it leans into its history as Cowboy Town. The Town counts more than 165 miles of trails, paved and unpaved, including equestrian trails, per the Town of Davie, alongside parks, farmers markets, and weekend events.

For buyers coming from Weston, Fort Lauderdale, or a bigger city up north, that slower setting is often the whole appeal. You still stay connected. I-75, I-595, and the Turnpike are all close, with I-95 a short drive east. You are about 25 minutes from downtown Fort Lauderdale and 40 minutes or more from downtown Miami off peak, and longer at rush hour. Davie is not usually the first town relocation buyers put on their list. It is more of an if you know, you know kind of place, and the space and the quiet are a big part of why people stay once they get here. If relocation is your situation, the moving to Davie guide walks through the practical side of the move.

How to check a Davie gated community before you buy

You can protect yourself with a short due diligence routine before you commit to any gated community here.

1. Check the lot size and parcel map with the Broward County Property Appraiser, and use its tax estimator for what you would pay, not the seller’s current bill. Order a boundary survey to confirm the lines.

2. Pull the flood zone for the address on the FEMA Flood Map Service Center, since a zone AE address usually means required flood coverage and a zone X address may not.

3. Read the HOA documents in full, including the dues, what they cover, the reserves, and any planned assessment.

4. Verify the assigned schools for that address with the Broward County Public Schools boundary locator rather than assuming them from the community name, and test your commute in a maps app at the hour you would actually drive.

Do those four things and most of the surprises stop being surprises. They become facts you decided on with your eyes open.

Frequently Asked Questions

Are the lots really bigger in Davie gated communities than in Weston?

In the western estate communities like Long Lake Ranches (33330), yes. Lots there run from about half an acre to an acre. Lot size varies by community in both towns, so confirm the exact parcel with the Broward County Property Appraiser before you assume anything from the listing photos.

Why do two homes at the same price look so different in Davie?

Price alone does not tell you what you are getting. Lot size, age, condition, flood zone, pool, roof, and the assigned school zone all move the real value. Two homes listed at the same number can be a strong buy and an overpriced one, which is why you compare them against recent sales on the same street.

Is Davie a quiet place to live compared to the rest of South Florida?

Yes. Davie is more residential and slower paced than the nightlife and density people associate with South Florida. The town keeps more than 165 miles of trails and leans into its Cowboy Town character, while still sitting about 25 minutes from downtown Fort Lauderdale and 40 minutes or more from downtown Miami off peak, and longer at rush hour.

How far is Davie from Miami and Fort Lauderdale?

You are about 25 minutes from downtown Fort Lauderdale and 40 minutes or more from downtown Miami off peak, and longer at rush hour, with quick access to I-75, I-595, and the Turnpike and I-95 a short drive east. Confirm your specific commute for the address you are considering, since it changes by neighborhood and by the hours you drive.

Do all Davie gated communities have an HOA?

Most do, and the dues and rules differ by community. Read the full HOA documents before you buy, including the reserves and any planned assessment, so the monthly cost and the restrictions are clear before you are under contract.
