Davie Utilities Setup: Who Provides Your Water and Sewer

Davie Utilities Setup: Who Provides Your Water and Sewer

Who provides water and sewer in Davie, Florida?

Davie has no single water company. The Town of Davie says residents are served by six utility service areas: Davie, Sunrise, Hollywood, Fort Lauderdale, Ferncrest, and Broward County. Your exact street, not your ZIP code, decides which one. Far western acreage like Sunshine Ranches often runs on a private well and septic system instead of municipal service.

Setting up utilities in a Davie home starts with one question most new owners skip: who actually provides your service. People assume a city address means one city water company. In Davie that assumption is wrong, and it is the reason a new owner can call the wrong office on move in day and get told “you are not in our service area.”

I built livingindavieflorida.com to answer exactly these Davie questions, and this is one I get often from relocation buyers and first time owners. Here is how the water, sewer, electric, and trash side of a Davie home really works, and the order to set it up.

Why your Davie address, not your ZIP code, decides your water provider

The Town of Davie is only one of the providers inside its own boundaries. The Town of Davie states that Davie residents are served by six utility service areas. Davie, Sunrise, Hollywood, Fort Lauderdale, Ferncrest, and Broward County each cover different pockets of the map, and the town boundary is irregular.

That is why the city name and the ZIP code do not reliably tell you your provider. One stretch of Davie, the area west of University Drive, north of Sheridan Street, and south of State Road 84, takes water and sewer from Sunrise. Other pockets bill through Broward County or the City of Hollywood. The clearest signals are the name printed on the seller’s most recent water bill, or the provider map.

To confirm your street before closing, do two things:

1. Ask the seller or the listing agent for a copy of the last water and sewer bill. The provider name and account are on it.

2. Check the Broward County Water and Wastewater Services utility provider map, which shows which utility covers a given location.

Getting this right early matters because each provider has its own account setup, its own documents, and its own timing. Call the wrong one and you lose a day you may not have.

Well and septic on Davie acreage: what new owners miss

Not every Davie home is on municipal service at all. Far western Davie, the homes on acreage corridor, and adjacent areas like Sunshine Ranches frequently run on a private well for water and a septic system for waste. There is no monthly water bill, which sounds like a win until you understand the tradeoff. You own the well pump, the tank, and the drainfield, and you maintain them.

A few things catch acreage buyers off guard. Florida does not require a well or septic inspection at the point of sale, so if you want one you have to order it during your inspection period. Wells and septic systems in Davie fall under the Florida Department of Health in Broward County. And a sewer line running down the street does not mean the home is connected to it. Many acreage parcels stay on septic even when public sewer is nearby.

If you are buying on acreage, build these into your due diligence. Order a lab test of the well water for at least bacteria and nitrates. Ask whether a separate well feeds the irrigation. Confirm whether municipal water or sewer is even available at the street, and what it would cost to connect if you ever wanted to. This is the kind of homework that protects you long after the keys change hands.

Setting up utilities in a Davie home, step by step

Once you know your provider, the setup runs in a clear order. Start a week or two before you take possession, because internet installation books out further than the rest.

1. Confirm your water and sewer provider. Use the seller’s last bill or the Broward County provider map above. Do not assume it is the Town of Davie.

2. Open your water and sewer account. If the Town of Davie is your provider, you open the account as the owner with a photo ID and your closing statement, certificate of title, or deed. Tenants cannot open an account in their own name. A one time account setup charge applies, shown on your first bill; confirm the current amount with Town of Davie Utilities when you apply. If Sunrise, Hollywood, Fort Lauderdale, Ferncrest, or Broward County serves your street, open the account with that provider instead.

3. Start electric service with Florida Power and Light. FPL is the electric provider across Davie. Set up service for your address with your start date before closing day. Moving from another FPL address is a transfer of service, which is not the same as changing your mailing address, so request the transfer specifically.

4. Set up garbage and recycling. The Town of Davie uses Coastal Waste and Recycling for automated residential collection. Your day depends on where you live. West of Flamingo Road is Monday and Thursday. Between Flamingo Road and Pine Island Road is Tuesday and Friday. East of Pine Island Road is Wednesday and Saturday. Carts go out by 7 a.m., and the truck does not take loose bagged overflow. Check your pickup day and the bulk rules on the Town of Davie solid waste schedule.

5. Line up internet first, not last. Cable from Xfinity is widely available, and parts of Davie have fiber from AT&T or Hotwire. Availability is address specific, so enter your exact address on each provider’s site. Book the install as early as you can, because it is the longest lead time of any utility.

6. File homestead and confirm your parcel. Some Davie addresses are legally inside Fort Lauderdale, Plantation, or Southwest Ranches, which changes who you pay for services and taxes. Verify the parcel and file your homestead exemption with the Broward County Property Appraiser.

Utilities are one line in the real cost of living in Davie, alongside insurance, taxes, and any HOA. For the dollars on water and sewer specifically, I walk through what water and sewer actually cost in a separate post. The broader move in checklist, locks, mail, and the rest, lives in the new homeowner setup guide. And for context, the current single family median in Davie is $893,000 (single-family median, trailing 182 days ending Oct 12, 2026, based on 199 listings, per BeachesMLS), so utilities are a small share of what you carry each month on a home at this price.

Frequently Asked Questions

Who provides water and sewer in Davie?

There is no single Davie water company. The Town of Davie says residents are served by six utility service areas: Davie, Sunrise, Hollywood, Fort Lauderdale, Ferncrest, and Broward County. Which one serves you depends on your specific street, and some far western acreage runs on a private well and septic instead.

How do I find out which utility serves my Davie address?

Two ways. Ask the seller for the most recent water and sewer bill, which names the provider, or check the Broward County Water and Wastewater Services utility provider map. Your ZIP code and the word Davie in your address are not reliable guides, because the service areas and town boundary do not follow ZIP lines.

Is my Davie home on well and septic or city water?

Far western Davie acreage and areas like Sunshine Ranches are often on a private well and septic system with no monthly water bill. Florida does not require a well or septic inspection at sale, so order one during your inspection period, and test the well water for bacteria and nitrates. A sewer line on the street does not mean the home is connected to it.

How do I start water service when I buy a home in Davie?

If the Town of Davie is your provider, you open the account as the owner with a photo ID and your closing statement, certificate of title, or deed. Tenants cannot open an account in their own name, and a one time setup charge appears on your first bill. If Sunrise, Hollywood, Fort Lauderdale, Ferncrest, or Broward County serves your street, you set up the account with that provider.

What day is my garbage picked up in Davie?

The Town of Davie uses Coastal Waste and Recycling, and your day depends on location. West of Flamingo Road is Monday and Thursday. Between Flamingo Road and Pine Island Road is Tuesday and Friday. East of Pine Island Road is Wednesday and Saturday. Carts should be out by 7 a.m.

Does a Davie address mean I live in the Town of Davie?

Not always. USPS uses Davie as an alternate city name for several Fort Lauderdale ZIP codes, so some parcels with a Davie mailing address sit inside Fort Lauderdale, Plantation, or Southwest Ranches. That changes who provides your utilities and who collects your taxes, so verify the parcel with the Broward County Property Appraiser.
