The choice between Davie and Weston for a single story, low maintenance home is not really about the sticker price. Both towns sit a few exits apart in western Broward County, both are built mostly of single family homes, and both have plenty of one level floor plans. What separates them is how the land is arranged and who handles the upkeep. That is the part a portal estimate never shows you.

The median single family home in Davie, Florida sold for $800,000 in the first half of 2026, compared with $915,000 in Weston, based on first party MLS data. Weston’s median runs a solid step above Davie’s, and it has for years.
On a price per square foot basis the two are closer than the medians suggest, about $390 in Davie and about $405 in Weston in the first half of 2026, per my MLS pull. Davie’s median single family price is up 31.1 percent since 2021 and Weston’s is up 35.6 percent, per my MLS pull. Both towns rode the same historic run in prices. Weston started higher and it stayed there.

Every figure above is single family, closed sales, from my own Matrix pull dated July 29, 2026. One caution when you check these against a portal. The public sites blend condos and townhomes into their Davie number and show something closer to $510,000, so a Zillow headline will look lower than what single family homes actually sell for here. What single story and low maintenance actually mean here
A single story single family home changes your maintenance math before you even look at the lot. The roof, the gutters, and every window are reachable without special equipment, so painting, cleaning, and small repairs are simpler and usually cheaper than the same work on a two story house. There is no staircase eating floor space, which is why one level ranch plans often feel more open than their square footage suggests.
Then the lot takes over. This is where Davie and Weston separate. Weston is built as managed, planned communities with uniform landscaping and centralized amenities, so much of the yard and the common area upkeep runs through the association.
