Buying in Davie right now is riskier than the national headlines suggest. The country may favor buyers, but Broward single family is still a seller market, with inventory around a four month supply while condos sit near ten. Demand is real. I made a whole video on this because the risk is not the one most buyers think it is. Here is what you have been reading. Nationally, around 70 percent of housing markets now favor buyers or trend that way, up from roughly half a year ago. Sales in the million dollar plus segment jumped by about a third in a single year. That is wealth migration showing up in the data, not a market slipping under the weight of rates.

Then look at supply, because this is where the trap gets expensive. Broward single family inventory sits around a four to four and a half month supply, while condos in the same county sit closer to ten months. Below six months, sellers hold the advantage. Same county, same month, two completely different markets. Prices are not spiking here. They are grinding higher while sales accelerate, and that is the signature of a supply squeeze, not a bubble. The portals blur this. Zillow blends condos into its Davie number and shows the town around $510,000, which understates the single family market I actually work. What Long Lake Ranches Just Taught Every Davie Buyer

Nine of nine selling below ask is not a premium. It is a correction happening to one seller at a time, and it is not unique to Davie. Nationally, homes that sit 31 to 60 days tend to sell around 7 percent below ask, and homes that push past 120 days tend to land closer to 14 percent below, which is the days on market math every market repeats. Demand was never the problem. All nine homes found a buyer. The starting price decided how long each one sat and how much the seller kept.

How to Approach Buying in Davie Right Now

Here is the move most buyers miss. Stop fighting over the listing that hit the MLS on Thursday. Everyone is looking at that one. Target the homes that have been sitting 60 to 120 days, because those were usually mispriced at launch. A seller at day 100 is staring at taxes, insurance, and upkeep, and is finally ready for a real conversation.

Then change the offer itself. Instead of a lowball that reads as an insult and blows up the deal, negotiate a rate buydown and closing cost credits. A seller credit that buys your rate down can cost the seller less than the price cut you were chasing, and it often saves you more every month.
