What should you know before moving to Davie, Florida?

Before moving to Davie FL, plan for four realities most out of state buyers miss. Home insurance runs well above the national average. The town is car dependent with almost no walkability. The western half is equestrian, where acreage and horses on your own land are normal. And flood zones change block to block. Price the insurance and pull the flood map on the actual house before you fall in love with it.

I am a Davie native, and I made the move here on purpose after 13 years in Miami Beach. 1. Your home insurance will shock you first

This is the one that gets every out of state buyer. Broward County carries some of the highest homeowners insurance premiums in the country, often several times what you paid up north. Davie sits inland, so you will usually come in under the beach cities, but the number is still the line item that surprises people the most.

2. Davie is spread out, and your lifestyle follows

Davie is not a walkable town, and you have to be honest with yourself about that. You will be in the car for groceries, for the good restaurants, and for the beach. If your dream is walking to a coffee shop on a Sunday morning, this will frustrate you.

The trade is space. Your money often buys a lot several times the size of what the same budget gets you in Fort Lauderdale or Miami. That means room for a boat, an RV, a pool, and real distance from your neighbor instead of staring into their backyard. The people who understand that tradeoff tend to fall for Davie, and the ones who need a walkable core tend to look elsewhere. Both answers are fine. 3. The western town character is real

Davie will surprise you the first time you see it. The town was founded in 1925 as an agricultural community and just turned 100 years old. It has the Bergeron Rodeo Grounds and an extensive trail network, including bridle trails that connect neighborhoods to parks and schools. Drive around west Davie long enough and you will pass someone on horseback.

Out west, the acreage zoning still lets you keep horses right on your own land if you have the lot for it. If that is the life you want, look at the acreage west of Flamingo Road near Flamingo Gardens (33325 and 33330) or a gated option like Long Lake Ranches (33330). 4. Location and commute when you move to Davie FL

Davie sits in the middle of everything but on top of nothing. Fort Lauderdale Hollywood International Airport is close, roughly 15 minutes away. Downtown Miami and Brickell are another story. That drive looks like 45 minutes on a map and turns into well over an hour when you are sitting on 595 and 95 at 8 on a Tuesday, and you repeat that Monday through Friday.

There is also no beach in Davie. You are 20 to 30 minutes from the sand at Hollywood, Dania, or Fort Lauderdale, depending on traffic. So if your job is in Miami, do one thing before you fall in love with a house here. Drive your actual commute at your actual rush hour, not on a quiet Sunday. If it does not work, better to learn that now. If you work in Broward or from home, the whole equation flips in your favor, and the Miami move makes even more sense. 5. Weather and the flood zone nobody checks

South Florida weather is a full contact sport. Hurricane season runs June through November every year, and the heat and humidity from May through October do not quit. You can track the season through the National Weather Service Miami office and plan around it.

The one that actually costs money is the flood zone, and almost nobody checks it. Much of west Davie, where the acreage and the space are, drains through the C-11 basin, and your flood zone can change from one block to the next. 1. Open the FEMA Flood Map Service Center and enter the exact property address, not just the neighborhood.

2. Note the flood zone the map returns, whether it is a low risk zone like X or a higher risk zone like AE or VE.

3. Ask your insurance agent to quote flood coverage for that specific zone, since the premium swings hard between zones.

4. If the home sits in a higher risk zone, ask whether an elevation certificate exists, because it can lower the premium.

5. Fold the flood picture into your offer, not into your regret after closing.

6. The peacocks are real, and they are protected

This one sounds like a joke until you live it. Go out toward the ranches in west Davie and you will see wild peacocks. They became a fixture of South Florida neighborhoods over decades of residential development, and they never left. They are gorgeous, and they will also scratch the paint on your car fighting their own reflection, tear a pool screen, and scream at five in the morning.

Here is the part people do not expect. They are protected in many South Florida communities, so relocating them yourself is not an option. Out by the ranches, the horses and the peacocks are the whole vibe. You can complain about them for a month, and then one day you catch yourself filming one in your driveway to send to your family.

The one move that solves most of this

I am not telling you any of this to talk you out of it. I chose to live in Davie and I love it here. I am telling you because I watch people move in blind and spend their first year fighting an insurance bill they never budgeted for, a commute they never test drove, or a flood zone nobody checked.
